Before you sign for a building that isn't open

Who's building it. How far along it is.

You can't read reviews of a building that hasn't opened. So here's who is behind it and exactly where construction stands.

The developer

Arroyo Works (example) has built six mid-rise buildings in Los Angeles since 2012, all still owned and run by the same team.

The architect

Studio Halden (example) designed the brick base to match the warehouses across the street and set the glass tower back so the street keeps its scale.

The manager

Harbor & Line Living (example) runs nine LA buildings with an average 4.7-star rating and answers every review.

Walked the model in the leasing gallery and then did the hard hat tour. Seeing my actual floor before it opened sold me.

Andre K. · Founding resident, 7th floor
★★★★★

I've lived in two of their other buildings downtown. Maintenance is fast and the concierge actually knows your name.

Leah W. · Resident at a sister building
★★★★☆

Beautiful building. The street side is lively on weekends, so I picked a courtyard-facing home and it's quiet.

Sam O. · Founding resident
Simone, leasing director: Good call, Sam. We tell everyone the same: if you sleep light, ask for the courtyard side.

Example. Kestrel hasn't opened, so it has no reviews of its own yet. On a live site, this shows the operator's real track record from its other buildings, with links to those reviews.

Arrive by Metro

The Arts District, at your door.

Real places and real walking times along real streets, from our front door.

Heads up: the Arts District is lively. Weekend nights get loud on the street side, so ask for a courtyard-facing home if you sleep light. Street parking is tight, so plan on the garage ($250 a month).

    FAQ

    Questions people ask first.

    When does Kestrel open?

First move-ins are planned for spring 2027. Founding residents can tour the model apartment and the leasing gallery now.

What does "8 weeks free" really mean?

On select apartments with a 14-month lease signed by Feb 28, 2027, you get up to 8 weeks of rent free. We show the net effective rent (what it averages out to) next to every price.

    Can I pick my floor?

Yes. Higher floors cost a little more (about $25 per floor) and the views open up from the 4th floor. Use "Pick your view" to compare.

    Do you allow pets?

Yes. Up to two pets, $75 a month each, and the rooftop dog park and dog spa are included. Assistance animals are never charged pet fees.

    Is parking included?

    Parking is $250 a month, EV spaces $300. You're also a short walk from Metro's A and E lines.

What's in the required monthly fees?

$75 for the tech package (building-wide Wi-Fi and smart home) and $20 for trash. Every price on this site already includes them.

What do I need to apply?

A photo ID, proof of income (usually 2.5 times the rent), and permission for a credit and background check. About 15 minutes online.

Can I tour before it opens?

Yes: a hard hat tour of the building, or the finished model apartment in our leasing gallery. Book either on the tour page.
